ULI Real Estate Consensus Forecast: Spring 2017

Tim Savage, Senior Managing Economist, CBRE

Timothy Savage is the Senior Managing Economist for Econometric Advisors, where he assists leadership in EA’s strategy, daily operations and client-facing engagements. He also assists on special projects, such as examining the potential impacts of automation on property use and using the tools of machine learning to identify suburban clusters that function similarly to central business districts. Dr. Savage is an econometrician with more than 15 years of experience in economics and business consulting. He has been featured in PWC’s “Cities of Opportunity,” and his research has been discussed in The Economist. He is a visiting scholar and adjunct professor at New York University’s Center for Urban Science and Progress. Dr. Savage holds a Ph.D. in economics from the University of North Carolina—Chapel Hill.



K.C. Conway, Senior Vice President of Credit Risk Management, SunTrust Bank

K.C. Conway is a Sr. VP – Credit Risk Management, with responsibilities for REVAL (Real Estate Valuation and Environmental Services) and Market Intelligence.  He has 35 years’ experience as an appraiser, underwriter, lender, credit officer and economist.  Noteworthy recent roles prior to joining SunTrust Bank include: i) Chief Economist for Colliers | U.S. (2010-2014); ii) Commercial Real Estate Risk Specialty Officer – NY Federal Reserve Bank (2009-2010); iii) CRE Subject Matter Expert – Atlanta FED (2005-2009); iv) and Director of Underwriting – legacy SouthTrust Bank (1995-2005). Mr. Conway is also a frequent lecturer and speaker on CRE markets and valuation matters for government agencies, financial institutions, and private industry groups.  Over the past 10 years he has addressed approximately 750 real estate industry conferences, including the Appraisal Institute, American Property Tax Council, Counselors of Real Estate, FDIC, FFIEC, IPT, NAHB, National Association of Realtors, NAIOP, SIOR, Society of CPAs, and ULI.


Mary Ludgin, Managing Director and Director of Global Investment Research, Heitman

Mary Ludgin is a Managing Director at Heitman, where she serves as the firm’s Director of Global Investment Research. She is a partner of the firm and she holds a seat on its investment, valuation and global management committees. Mary is the author of numerous articles and studies related to real estate market conditions, portfolio diversification and investment strategy. Prior to joining Heitman, Mary was an urban planner and she worked in retail site location. She holds an AB from Vassar College and an MA and Ph.D. from Northwestern University.


Melissa Reagen, Director of Real Estate and Agricultural Finance, MetLife

Melissa Reagen is Head of Real Estate and Agriculture Research at MetLife Real Estate Investors and Agricultural Investments. This team supports all research and strategy related activities, with a particular emphasis on the development and enhancement of MetLife’s Investment Management (MIM) platform for real estate. Melissa has significant experience in these areas, having most recently served as Head of Property Research—Americas at Aberdeen Asset Management in Philadelphia. Prior to Aberdeen, Melissa spent six years with the Research & Strategy team at LaSalle Investment Management in Chicago. Melissa earned her Master of Business Administration with concentrations in Finance, Econometrics and Statistics from The University of Chicago Booth School of Business. She also holds a Bachelor of Arts in Economics from The University of Chicago.  Melissa is active in key industry associations such as NAREIM and PREA and has active leadership roles as the Chair of NCREIF’s Research Committee, a member of the NMHC research committee, and a member of the ICSC North American Research Task Force.
